Spokane Weekly Market Update- October 18, 2019

As you all know, we have been in a steady strong seller’s market for a long time now. And although we are still in a very hot sellers market, there are a few things I’d like to point out and what that means to you whether you are selling your home or still looking to buy a home.     

Heading into the 4th quarter of 2019, low inventory continues to be a headwind for increasing sales prices in Spokane County. We are still hovering at just over a month of inventory. Remember, a balanced market is about 5 ½ months of inventory. With this continued low inventory, we’ve continued to see home prices rise over the last year.  The average closed home sales price has risen over 11% compared with this time period last year in 2018. The average closed sales price in September 2018 was $260K, whereas, this last month the average closed sales price was $290K.

Should I Make Repairs Before Listing My Home?

When Chris and I first bought our house back in 2017 we were soooo excited to make repairs and dive right into making it our own.  And as much as I love the fact that we had so much motivation, I wish we had more knowledge of not only how to make repairs, but also more knowledge about the real estate market.


You might be asking what does the real estate market have to do with making repairs?  Well…. A lot actually. Let me explain…..


Making repairs to your home is tricky business for several reasons.  There are a lot of things to consider before tearing down a wall and opening up your space, or adding that third bathroom.

Shayla's Spokane Real Estate Market Snapshot for the Week Ending 10/18/2019

139 new homes available that came on the market this week since the last, in Spokane. 

That seems like a lot of homes available all of a sudden, but its a significant decrease in the number of homes from last week (220 New Homes).

First, let me clarify how I determine those numbers. I only count residential site built homes, meaning Condos and Mobile homes are out. Also, I look for homes with under 1 acre of land and only in the County of Spokane. I want to make my numbers based on what the average buyer who comes to me is asking for.

We are still considered to be in a "Seller Market", but what the heck does that mean? Sell don't Buy? NO! 

Those terms are simply in reference to good old supply and demand. As of right now, the inventory is still low, buyers are still competing over the freshly listed deals and sellers continue to get top dollar for their homes.
