Spokane Real Estate Market Update: Week of December 6, 2019

It's time for your weekly real estate market update about the housing market in Spokane, WA! This week, not a whole lot has changed, as far as months of available inventory, which probably isn't surprising to you. We're still sitting at 1.3 months of available inventory. Spokane Real Estate Market Update for the week of December 6th 2019

This week we are at a 1.3 month inventory in a strong seller’s market. That is a slight increase in inventory from last weeks update of 1.2 months of inventory.
I believe it went up slightly because many people were busy with Thanksgiving and holiday shopping so there weren’t as many people looking at homes last week.
Home prices continue to increase. We have growth in the economy and new business coming to town.
Homes aren’t staying on the market long if they are priced at true market value. There are plenty of home shoppers out there trying to find a home. Rentals are hard to come by and folks do want to be homeowners. It’s still a strong seller’s market here in Spokane, Washington.

How much is my home worth?

Many factors go into what a home is worth.
When running comps on homes we look at other similar homes that have sold recently. We focus on the neighborhood where the home is. We find homes similar in size, age, condition, bedrooms and bathrooms.  We pay attention to whether the homes have been remodeled or updated. Have there been any improvements?  We look at pending home sales and active listings. We pay attention to how many days they were on the market.
It’s imperative that we price your home at true market value. If we over price the home, it will sit on the market and that leads to price drops and home buyers feeling like there is something wrong with the home.  They question why hasn’t it sold? These overpriced homes often net the seller less than market value in the end, costing the seller thousands.
