Should I Use a Real Estate Agent When Selling My Home?

With more and more companies coming out with tools to help you sell your home on your own, I frequently get asked why someone should use a Realtor.  Here are some reasons why you should!

To get top dollar!  When you’re selling for sale by owner, you usually won’t have access to accurate information about how much your home is worth (especially in the current market, which is rapidly changing.) Many sellers who list on their own end up selling for less than market value, because they don’t know that their home is worth more.  Homes that are listed with a Realtor also gain more visibility, both through the MLS and through the agents own marketing.

To protect yourself!  There are SO many things that can go wrong in a real estate transaction.  Say you said in your listing that the counters are Corian, and the buyer finds out that they’re actually granite.  Seemingly unimportant things like that can cost you a lot of m ...

Spokane Real Estate Market Update for the week of December 6th, 2019

Hello!  I hope you all had a great Thanksgiving holiday!  I sure did!  We are now entering the absolutely slowest time in the Spokane market, but that isn’t necessarily bad thing!  Spokane home sellers, we are still in a seller’s market, with more buyers than houses, so while you won’t see as many buyers looking at your house, you can still expect to sell your house fairly quickly if it is priced correctly and markets effectively!

The weeks between Thanksgiving and Christmas we will see very few houses come on the market, but if you are a buyer don’t walk, RUN to see everything in your price range!  Spokane has been a very competitive market for the last 2+ years, and economists are projecting that prices will continue to rise, with limited inventory for at least another 2 to 3 years.  If you are a buyer, this means prices are going to keep rising and there are going to be a lot more buyers in the ...

When Should I Sell an Investment Property?

When Should I Sell an Investment Property?

No matter how you became a landlord or property owner, the time has come where you are questioning whether or not you should continue ownership of this property.  Many people become accidental landlords when they inherit property. Sometimes, this can happen if their home does not sell for what they hope to receive. Others become landlords on purpose with the intent of buying a holding.  Whatever the case may be, at some point you are questioning if you should maintain ownership of this investment. Let’s discuss some surefire signs that it is time to sell:

First and foremost, you are no longer making any money.  Sure, expenses happen in a home. However, if you find your monthly expenses on this place constantly in the red, then you may want to think about selling this investment.  Sometimes a property owner will consider moving back into a property when this happens. They will consider the options of selling ...

Spokane Market Update for November 2019

Spokane Market Update for November 2019

It is the time of year where the real estate market is reflecting the change in seasons.  We in Spokane are experiencing the seasonal shift in market activity as we do every year.

In the month of November, there were 529 homes sold in the Spokane area.  These were stick-built and on under 1 acre of land. In the month of October, there were 758 homes sold.  Yes, we are experiencing the typical decline around the holiday season as last year at this time we had sold around the same exact number for the month of November.

There were 1,621 active listings in the last week of November.  Of those, 928 had accepted an offer and were working through the escrow process.  That leaves a 57% pending ratio.

The average sold price is 283k.  This number is up from last year and remains about the same for this entire year.

The average days on market for a typica ...

How Long Will it Take To Sell This Home???

How Long Will it Take To Sell This Home???

Seller's that want to get their homes sold as quickly as possible in today’s market.  If time is of the essence you will need to price your home competitively, work with a knowledgable Realtor, make necessary renovations, and survive the showings!

Key factors that will impact your home sale timeline include the time of year you list, housing market conditions, and updates or marketability of your home.

Sometimes there is no rhyme or reason for the time it takes to sell a house.   Hey, it’s real estate and everyone’s situation is different. Luck could play a part as much as anything else. There are a few things that will help more than luck, such as:

Price Point -  Some agents will price the house a little under market value to entice multiple offers which can push the price higher.  Other people want to list higher than market value to see what will happen. ...
