5,727 homes have sold in Spokane County year to date from November 12th 2018.
These are stick built homes on one acre or less. They don’t include homes on more than one acre or mobile homes.
Home prices continue to increase. We have growth in the economy and new business coming to town.
Homes aren’t staying on the market long if they are priced at true market value. There are plenty of home shoppers out there trying to find a home. Rentals are hard to come by and folks do want to be homeowners. It’s still a strong seller’s market here in Spokane, Washington.
If you’re trying to find a home, it is so important that you have a lender and that you’ve turned in all needed documentation to get a stellar preapproval. You’ll want a letter that states that the lender has verified all needed information such as credit, debt to income ratio, employment and 2 years of your tax returns and assets. The better your lender preapproval letter the better yo ...

Here in the Spokane Real Estate Market homes are selling very quickly. It’s a strong seller’s market. Homes are often under contract in a matter of days. One of the things that you can count of is paying a commission to a real estate brokerage.
Is it important to hire a real estate professional?
The answer is yes. The facts are that homes sold through a real estate brokerage net more than homes sold by owner. Also, there could be legal ramifications selling your home “by owner”? Real estate professionals have the legal documents that protect both sides of the contract and have been through the training. That’s why they require a license. They know how to protect you and what to watch out for. Let’s face it selling your home is not like selling a car. It is one of your most expensive assets.
How do you choose the right real estate brokerage?
You should have at least 3 real estate companies do a market analysis of your home’s value. Interview ...

In today’s Spokane Real Estate market homes are still selling quickly. Of course, a home needs to be priced at market value. If it is priced too high it will sit on the market but the homes that are priced right sell.
Selling a home on the market can be stressful but there are ways to make it less stressful. When listing a home ask your agent for advice that will help you to have the best outcome for you and your family.
I’m a Spokane Realtor and when working with sellers I ask what days and times work best for them. Perhaps there are certain times that you are at work and that’s the best time. Maybe there are certain days that work better than other days.
If you have small children, they may take naps so maybe after lunch doesn’t work. We can put down a schedule so other agents know ahead of time that noon to 3:00 for example there will be no showings. We can also say no showings after 7:00 in the evening. Perhaps Sunday is a family day and you ...

Thinking of selling your home and wondering what can stop your home from selling in the drop of a hat? Check out this list of five things that can change the path of your home sale from successful to a dead halt.
1. You've Priced It Too High
Many years ago, it was common that sellers would price their homes high to give negotiating room in price. For the last several years and in our current market, the pricing method has shifted significantly. Due to the changing demographics of much of the buyer pool at large, buyers expect that the list price of a home is what sellers expect an offer price to be. So many buyers will completely forego making an offer, even if the list price is just a few thousand dollars too high, because they expect it won't work out. Now you may be thinking, "Well make the offer anyway!" Most buyers won't do that, because they don't want to invest their emotions and thoughts in falling for a home that they fear they won't be able to get anyway, so why ...

Our Spokane real estate market is a strong seller’s market currently. If you’re home isn’t selling there got to be a reason. What could the reasons be?
If your home is overpriced, then it will sit on the market. You will end up lowering the price time and time again until you lower it to the true market value. The problem with these homes is that you either had a poor evaluation of the home and the realtor told you it would sell for this exorbitant price to get the listing or the listing agent wasn’t upfront with you on what the home was actually worth after you said you thought it was worth much more. It is so important to price your home the 1st time at the true market value or slightly below if your looking for multiple offers. Multiple offers will drive up the price therefore netting you more.
Condition of the home:
There could be something about your that is turning away buyers such as is there an odor? It’s hard to tell if our home smells ...
