What to avoid when selling your home.


1.       You hired a real estate agent and told them what to price the home at. If your agent quickly agrees to a price you recommend without doing their homework you may be setting yourself up for failure. A good agent will do their homework and provide comps of similar homes to come up with true market value. Over pricing can cause your home to sit on the market and in the end, you will most likely get less than market value. It is key to price your home correctly. Your agent should be honest and upfront with you.


2.       Your agent didn’t advise you on how the home selling process works. You should know the process before listing. Ask questions, be sure of what to expect. After all nobody likes unwanted surprises. Your agent should educate you on what to expect and give you an idea of how things should go.

Important steps in the home selling process (part two)

1.       Open escrow and title. Your agent will open escrow with the closing company and order a title policy for you.


 


2.     Get ready for the buyer’s home inspection. Make sure that things are out of the way so the inspector can access electrical outlets. Also make sure that the attic and basement can be accessed. Plan on not being there so the buyer can attend the home inspection. After inspection the buyer’s agent will send a list of items the buyer is asking to be repaired. Talk with your agent about the report and have your agent negotiate the best they can for you. Remember the buyer can walk away from the sale if you are unwilling to make the needed repairs. The repairs being asked for should be safety issues and items that aren’t working, not cosmetic repairs.

Decluttering could spell the difference between getting less than your asking price vs. full price, or even more than the list price.
