Our Spokane real estate market is a strong seller’s market currently. If you’re home isn’t selling there got to be a reason. What could the reasons be?
If your home is overpriced, then it will sit on the market. You will end up lowering the price time and time again until you lower it to the true market value. The problem with these homes is that you either had a poor evaluation of the home and the realtor told you it would sell for this exorbitant price to get the listing or the listing agent wasn’t upfront with you on what the home was actually worth after you said you thought it was worth much more. It is so important to price your home the 1st time at the true market value or slightly below if your looking for multiple offers. Multiple offers will drive up the price therefore netting you more.

You've just finished spring cleaning, and summer is approaching quickly. Summer means longer days and later nights, and usually more traffic in your home. With playdates, game nights, and bonfires, there are likely to be more guests in and out of your home than usual. While fun is the priority, safety should be as well for children and pets especially. I can't believe it's almost April. Time sure does go fast! If you are thinking of selling your home, now is the perfect time for spring cleaning. Will our cute little friends sabotage the sale of our home?
I have walked into many showings with clients looking to purchase a home and watch their pure joy and excitement fade from their faces. This happens more times than I would like it to. They see the home online and are so excited to go and view it in person and then they are crushed. It was the perfect home for them until they walked in and the smell of pet urine and odors overtook them.
The home that they thought was “the one” had a horrible pet smell. Although we love our homes, we get immune to the odors in our homes.
Some advice I give to my sellers is to have someone who doesn’t live in the home come over and be honest with them. It could be a good friend or a relative but choose someone that will be honest with you. We get so used to our homes that we really can’t tell if there is an odor.
