If you’ve decided to sell your house, you’re probably wondering how to ensure that it sells quickly so that you can move on to your next adventure!


 
The first thing to remember is that the two things that drive home sales are price, and condition.  So correct pricing and ensuring that your home is in good condition are very important!


 
1.       Price


If you’ve already listed, or are about to list, your home, you should have had a comparative market analysis done by a local Realtor.  It’s important to price your home at or below market value.  You don’t want to list too much below market value, because that will cause buyers to wonder what is wrong with your home. As a Realtor in Spokane, WA I am going to shed some light on how to survive the showings once you list your home. 





1. Declutter-


Believe it or not, during showings people will go through your drawers and cabinets. It is important to declutter and keep your home organized. Make sure you keep your personal belongings locked up. Be extra cautious about anything of monetary or sentimental value. When in doubt, put it away and lock it up.





2. Send your pets on a vacation-


Pets are my favorite but they can make showings complicated and stinky. Some people are not dog or cat lovers. When they walk into your home they want it to smell nice and not be covered in fur when they leave. By having your pets at a different location during the showing process it makes your home more accessible. People love seeing homes right when they want. Should I Use a Real Estate Agent?

Now, even though I am a licensed real estate agent and you would expect me to say ABSOLUTELY YES to this question, please hear me out….
 
I have so many cautionary tales about this topic, but I will share my most recent and heartbreaking one.  The other day I received a phone call from a very sweet gentlemen asking about a home for sale in Spokane.  He said he was currently living in Wenatchee, WA and had sold his home and had to find a new one quickly.  I shouldn’t stereotype but I could gather from his voice and manner of speaking that this gentleman was more than likely in his retirement years.  I could hear a sadness in his voice when I asked about his current situation.
