Need to leave your house? Local breweries

Whether you're needing to get out of the house for an hour because you have showings at your house, or you're just looking for fun things to do. This is the blog series for you. This time I am going to talk about the Inland NW Ale Trail. 

This is a craft beer lovers dream! Before I started doing this I really didn't know how many good local breweries that we had here in the Inland North West. I have heard of a few of the big ones but I did't find some of these hidden gems until I started the Ale Trail. A bunch of local breweries got together and thought it would be fun to highlight all the local breweries and give local people intensives to come and check them out. This Ale Trail did just that.

First time home seller tips

Selling your home can be a really stressful and emotional time, especially if you are doing it for the first time. You have bought a house but selling a house is a different ball game. There will always be unknowns in the process and even more so if it's your first time. So take these tips into consideration to help ease you into the process and help take away some of the stress.

Tip 1.

You need to price your house right. The price that you set your house at is one of, if not the most important things you do while selling your house. Over pricing your house in the number one reason a house doesn't sell. It makes sense, but a lot of people do it. Make sure you are getting up to date market information and getting good comparables to help set your price. If you set your price just below the market value it will bring a ton of buyers in and then they will drive up the purchase price.

Why over pricing will cost you!!

I get it, as a seller you want to sell your house for the most money possible! So you decide to list your house as high as you think your house could possibly sell for. "What harm could come from doing that"? you think to yourself. Oh how surprised you will by the effects overpricing your home will have on your sale. 

Your sales price is one of, if not the most important part in selling your home. Over pricing your home will greatly alter the out come you want in a negative way, and here are some of them.

You think you can always lower your price but you can't raise it. The seller wants to leave room for them to haggle a little. The buyers can always put an offer on. These are all things a seller thinks can and will happen. You typically have one chance to catch a buyers eye and over pricing is the number one reason a buyer will move on from your house. Selling with Tenants in your home

Selling your home can be an adventure and you never can predict what is going to happen. Every sell is different and comes with its own hurdles. If you have tenants then there are a lot more things that need to be considered. Every time you sell a house you should have a game plan and especially if you have tenants living there. There are a few strategies that you can take and Ill go over both.

As a seller you need to keep in mind that this is also the tenants home and they most likely have some emotions going in it too. So its smart to sit down with them and have great communication before this process even starts.

Myths about home improvements 2

When a home owner decides to do some home improvements it's hard for them to nail down what they should fix first. They remember someone once tell them some tips about what to start with, but there are a ton of common myths out there on home improvements and you do not want to fall victim to them. I'm going to go over a few common myths the a home owner can come across. 

1. I can do the work myself:

In today in age there is Youtube videos to teach you how to do anything, so we tend on taking on projects that we just aren't capable of doing. They make it seem so easy in the videos and when you go to do it, it's much harder than we expected.
