Is It Still Necessary To Market Your Home During A Seller's Market?

This is a common question among sellers in a market that's so strongly in favor of sellers. And the short answer is yes, you absolutely should still be concerned with marketing your home. I'm going to give you the long answer, which breaks down the various ways to market your home and why they matter.

Online Marketing
Marketing your home online is THE most important form of marketing in today's market. 78% of buyers begin their search online, before they have even connected with an agent or a lender. As the process continues, they continue to search for homes online until they find the perfect one. So you want your home to be highly visible on multiple online platforms, so that your home is visible to the largest number of potential buyers.

So how do you go about doing that? Pick an agent who spends a significant amount on online marketing. In the Spokane area market, the average realtor spends $550 per month on marketing. Various agents spend varying amounts, and it ...

Congratulations! You've accepted an offer on your home, you've made it through the home inspection negotiations, and you're close to the finish line! It's time for your weekly real estate market update about the housing market in Spokane, WA! This week, not a whole lot has changed, as far as months of available inventory, which probably isn't surprising to you. We're still sitting at 1.3 months of available inventory. As usual, I'm going to give you some specifics of this particular market and what benefits and challenges it provides for you - you can check this out lower in the article. But first, I'm going to share with you what months of available inventory means, in case anyone reading this hasn't read any of my previous market update blogs.

What's The Best Way To Determine The Market Value Of Your Home?

So many times, when I have a conversation with a seller about preparing a market analysis to sell their home, and they assume I will look up their address, create a market analysis, and come out to their home to meet them for the first time and present the market analysis. Is this the best and most accurate way to determine market value? This is what I'm calling the one-step listing presentation process. What I mean by this is, the agent has not seen your home in person and comes out to your home with a market analysis of your home, without ever having seen it in person, in just one step. I strongly caution you on trusting this.

When an agent is using this process, you want to be careful about trusting the market value that they give you. Their value is based on information you've told them over the phone, or information they've seen on the MLS from previous sales - they haven't actually seen your home in person. I have met with many sellers that forgot unique, desirable features of ...

How Can I Make My House More Sellable?

Are you worried that your home isn't very sellable, or maybe you're dealing with that already? I'm going to give you a list of five different tips to make your home more sellable! These cover a variety of angles, and are based on some of the things that make homes very undesirable.

Tip #1: How Does Your Home Smell?
Smell is one of the very first things a buyer notices... if it’s a bad smell. If it’s a pleasant or neutral smell, buyers won’t necessarily notice it, or it’ll be at least be AFTER they walk in and get a first impression of how your home looks. Ultimately, that’s what you want! So first off, you have to determine if you have an odor problem. Have someone who isn’t used to your home come through it and tell you - your agent is perfect for this, because they’re more concerned about doing the best they can for you. If you’ve determined you have an odor issue, get to the bottom of it. If you need to clean your carpets ...
