What to Expect When Selling Your Home


You have been planning and prepping to sell your home for months and the day has finally arrived!  There are many events that can happen when you list your home for sale. Let’s cover a few of these here to keep you less stressed:


The photographer and agent walk through to take pictures and suggest any last minute staging tips.  The sign will go up in your yard and a lockbox is placed on the door with an extra set of your keys.  


Your home will be listed on the MLS on a Thursday.  This will be shared to all other agents, consumers, and third party sites such as Zillow.  This is when calls for appointments and questions start to come in. You may notice people driving by your home to get a closer look.  This weekend you will also have an open house on at least one of the days. If you have your home listed in today's market you expected to sell quickly. Statistically, most homes are doing so. If that is not the case with your home you can find yourself in a particularly stressful situation. While there are things about the house that you cannot change such as location and layout, There are other things you can do to help attract more buyers to your home. 


The first is curb appeal 
Closely examine the exterior of your home.  Curb appeal sells! How does your lawn and landscaping look from the road? Another item a buyer will closely examine is the condition of the roof. Here in the Spokane and Coeur d'Alene markets, we experience moss growth on the roof of a house which can aid in shingle degradation. There is a cost to do everything in our society and knowing what these costs will be is a great way to be prepared for your future financial planning.
