Often times in a purchase and sales contract the buyer and seller are most concerned with the inspection.  Rightfully so, statistically, if the contract is to be terminated, it will most likely do so at the inspection.  If you are thinking about listing your home, there are things to know about the inspection and how to be prepared for this contingency. 


First off, in a competitive market, some buyers will waive this contingency altogether.  Many agents have different opinions on this fact. Before you get excited about this, be sure to speak with your listing agent about the benefits of this.  Have all of your paperwork in order to be sure the buyer cannot come back after the sale and claim they were unaware of a material defect in the home.
