Should I Make Repairs Before Listing My Home?

As a realtor, this question has been coming up a lot recently with my seller clients here in Spokane, WA.  The thought of strangers coming into their homes and judging every little nook and cranny.  Selling a home is a very personal experience.  You are emotionally tied to your home, your stressed and excited about moving potentially, and of course you would like to get the most money out of your home.
 
What’s even more interesting is the last two seller meetings I have had have been both with past clients that just a couple of years ago hired me as their buyer’s agent.  A couple years ago we were still in a hot seller’s market and with both families had a hell of a time finding them a home that was ACTUALLY available, and we fought like crazy with all the tricks of the trade to get under contract.

Should I Use a Real Estate Agent?

Now, even though I am a licensed real estate agent and you would expect me to say ABSOLUTELY YES to this question, please hear me out….
 
I have so many cautionary tales about this topic, but I will share my most recent and heartbreaking one.  The other day I received a phone call from a very sweet gentlemen asking about a home for sale in Spokane.  He said he was currently living in Wenatchee, WA and had sold his home and had to find a new one quickly.  I shouldn’t stereotype but I could gather from his voice and manner of speaking that this gentleman was more than likely in his retirement years.  I could hear a sadness in his voice when I asked about his current situation.

The Jen's Spokane Weekly Market Update for November 1, 2019

If you have been following the real estate market trends for Spokane recently you probably are well aware that we are and have been in a seller’s market with an incredibly low inventory of homes for sale in Spokane County and surrounding areas.  If this is your first time researching this hot topic…………..then saddle up partner because it’s going to be a bumpy ride!
 
We currently in Spokane County are at a 1.3-month supply of homes, which is up ever so slightly from the last previous two weeks of 1.2 month supply.  1.3 is still a very limited amount of homes for sale in our market.  What this number represents is if no more homes come on market, homes would be sold out in 1.9 months.  A balanced market for both buyers and sellers are around a 5-6 month supply of homes.  Spokane and its surrounding areas have been in a seller’s market for years now and we are well overdue for a market correction.  Economis ...

Grateful for Spokane, WA

Its so easy to fall prey to negative thinking and taking all the little wonders life has for granted.  There has been a huge movement in social media right now to be mindful about what we are grateful for.  When I back to Spokane in 2006 from Moses Lake, WA everyone always questioned my reason for moving here with a negative smirk on their faces.  I personally felt like I was being attacked and judged for choosing to move to Spokane, WA.  With eyes wide open and a huge smile on my face I would reply, “Why wouldn’t I want to live here!  The trees, rivers, lakes, and mountains; not to mention the beautiful seasons, shopping, sports, cultural events, concerts, and local celebrations what’s not to love?”


 


I can see how living in one area for awhile or never having another place to call home as a comparison can minimize the perspective that someone may have on Spokane.  But if you actually look closely with an open mind ...

Great News for Sellers in Spokane, WA

If you are wanting to sell your home but can’t seem to find a new home you love, let alone be able to have your offer accepted with a home sale contingency?  Well, I have some great news for you!  Its super tough out there to find a house that screams “THIS IS YOUR HOME” and if you do, more than likely you’ll be competing with other buyers for that same house.  Unfortunately, if you still have a house to sell this can be hard to do in this current sellers’ market here in Spokane, WA.  One of the options you may or may not have thought of is new construction.  Do you have the patience to wait 6-12 months to move into your dream home?  If the answer is no, then I have some great news for you!
