Homeowners are always looking for remodeling projects that will not only improve their quality of life while they’re enjoying their house but will also provide a big return on investment when it comes time to sell.  No project recoups all the money you dump into it, but some cases come close.
Keep in mind the difference in “home improvement” and “home maintenance”.  These are two very different types of projects.  Replacing an old broken-down fence will not add value.  However, installing dual-pane windows to increase heating efficiency does a ...

How To Sell Your Home Fast

Make the first appearance of your house impressive.  If the curb appeal is not there, most buyers will not even bother to look at the inside.  Front gardens should be well maintained and doors, trims and window frames should be freshly painted if necessary.  And don’t forget about the back yard.  Make sure it’s mowed, trimmed up and cleaned up.  Also, a garden can be a factor that seals the deal.

Clean up the inside of your house – small improvements matter.  Buyers like to look around and in pretty much everything.  After all, they are about to part with a large sum of hard-earned cash and taking on a long-term loan to buy a home.  You certainly don’t want them to come in and see dirty cupboards, dishes in the kitchen sink, dirty carpets, untidy rooms, etc.  Take the time to replace a ripped window screen, add a fresh coat of paint to the family room (make sure all colors throughout the house is cream or neutral ...

1. You might feel like you live in a museum.
You may have spent a great deal of time cleaning and decluttering, but now you are going to need to maintain that cleanliness. Potential buyers are going to expect a home that was as neat as the listing photos they saw, so it is important to meet their expectations. Now that you have officially listed your home, maintenance is necessary. There may be showings where you don't have time to do a full deep-clean, so choosing to keep your home 'show-ready' will help reduce any stress about the appearance of your home for a showing.
2. There will be some inconveniences.
Now that you've realized your home needs to be 'show-ready' at all times, you might be starting to think that there could be an inconvenience or two during this part of home-selling. While your real estate agent will be helpful in this process, you may need to switch around plans during the evenings or weekends when you a ...

5 Features That Today's Homebuyers Want Most

5 Features That Today’s Homebuyers Want Most

Homebuyers of today have become more practical since the housing market crisis.  Today’s buyers don’t necessarily want or look for the Cathedral double high entryways and large stairways. What they do want is plenty of storage space.  They want to be close to their jobs and integrated into their communities.  And they want to keep their energy costs low.

Proximity to Work
The trend now, completely opposite of the last housing boom, especially for the “first time home buyers” is proximity to work.  At 30%, the proximity to work was the most frequently cited reason for choosing a specific neighborhood.  Homebuyers want to spend time in their home with their families rather than time just getting to the home.

Energy Efficiency
The days of the double-height foyers are fading away as buyers are more interested in energy-efficient homes with energy-efficient appliances rathe ...
