What to Expect When Selling Your Home...

Now that you have completed your TO-DO list to get your home ready for the market, you are probably ready to relax and wait for the offers to roll in. While most of the hard work is done, it is important to keep in mind things that you may run into during the sale process.
Here are a few things to expect now that your home is listed!

1. You might feel like you live in a museum.

Great job decluttering and cleaning before you listed. NOW, you need to keep it that way. Potential buyers are going to expect a home that was as neat as the listing photos they saw while searching online, so it is important to meet their expectations. Now that you have listed your home, maintenance is necessary. There may be showings where you don't have time to do a full deep-clean, so choosing to keep your home "ready to show" will help reduce any stress or anxiety about the appearance of your home for a showing.

2. There will be some inconveniences.

How Long Will It Take To Sell My House?

Not Long, If You Price It Right Up Front.

In today’s market, where demand is outpacing supply in many regions of the country, pricing a house is one of the biggest challenges real estate professionals face. Sellers often want to price their home higher than recommended, and many agents go along with the idea to keep their clients happy. However, the best agents realize that telling the homeowner the truth is more important than getting the seller to like them.

"There is no “later.”
Sellers sometimes think, “If the home doesn’t sell for this price, I can always lower it later.” However, research proves that homes that experience a listing price reduction sit on the market longer, ultimately selling for less than similar homes.

John Knight, recipient of the University Distinguished Faculty Award from the Eberhardt School of Business at the University of the Pacific, actually did research on the cost (in both time and money) to a seller who pr ...

Should I Sell My Home As-Is?

Should You Fix Your House Up or Sell Now?

With the fall season upon us, change is in the air. For many families, children are growing up and moving out of the house, maybe leaving for college or taking a jump into the working world. Parents are finding themselves as empty nesters for the first time. The question inevitably arises: is it finally time to downsize?
If you’re pondering that thought, you may also be wondering if you should fix-up your house before you sell it, or go straight to the market as-is, allowing a potential buyer to do the updates and remodeling. If you’re one of the many homeowners this camp, here are a few tips to help you decide which way to go.
1. Analyze Your Market
A real estate professional can help you to understand your market and the potential level of buyer interest and demand for your home. Are you in a seller’s market or a buyer’s market? This can change based on the price range of you ...

Should You Pick A Real Estate Agent Through Facebook?

Picking A Real Estate Agent Through Facebook:

According to a joint study released by Google and the National Association of Realtors, 2 of 3 people searching for a prospective real estate professional research them “extensively online prior to working with them”. And, that number is probably increasing every day.

Are social media channels such as Facebook really a good place to gather information about an agent before using them? If so, what should you look for?
There is a plethora of information on any subject available on social media sites such as Facebook. A recent study by the Pew Research Center revealed that 63% of Americans now even get their news from Facebook (up from 47% in 2013).

It is no different for both buyers and sellers of real estate. Yes, Facebook is a good place to gather information about the housing market and “checkout” an agent you are considering hiring to help buy or sell a home.
What should you be looking for in an agent&r ...

What is the First Step in the Home Selling Process?

Selling your home is an emotional process filled with unknowns, especially if you are a first time home seller.  You might be asking yourself “What the heck is our first step?!” Don’t panic, I can help you figure that out. :)

Your first step when it comes to selling your home is to interview several real estate agents.  It’s super important to find an agent that you connect with. You both want to be on the same page regarding what your expectations are with the sale of your home.  Communication, trust, and a clear plan are all necessary when it comes to choosing an agent. Think of it this way: It’s like going on a first date! Getting to know someone BEFORE you hire them will make all the difference in your experience.

There are several things you should expect your agent to do for you.

Your agent should do a walk through of your home.  Make sure you give your agent a tour and explain any ...
