Shayla's Spokane Real Estate Market Snapshot for the Week Ending 10/18/2019

139 new homes available that came on the market this week since the last, in Spokane. 

That seems like a lot of homes available all of a sudden, but its a significant decrease in the number of homes from last week (220 New Homes).

First, let me clarify how I determine those numbers. I only count residential site built homes, meaning Condos and Mobile homes are out. Also, I look for homes with under 1 acre of land and only in the County of Spokane. I want to make my numbers based on what the average buyer who comes to me is asking for.

We are still considered to be in a "Seller Market", but what the heck does that mean? Sell don't Buy? NO! 

Those terms are simply in reference to good old supply and demand. As of right now, the inventory is still low, buyers are still competing over the freshly listed deals and sellers continue to get top dollar for their homes.

Spokane Real Estate Market Update for the week of October 18th 2019

We currently have a 2.1 month inventory of homes on the market in Spokane County. What this means is that no new homes come on the market we would run out of homes within 2.1 months.
A balanced market is 5.5 months of inventory. We are currently in a strong seller’s market. We have 316 active listings in which is down 20% from last week. There are 152 in escrow which is down 7% from last week.
That gives us a 48% pending ratio. So out of the 316 active listings 48% of them have accepted offers and are in escrow.

Last week we had a 2.2 month inventory. We had 336 active listings and of those 159 were pending and in escrow.
Our stats are taken from single family homes in the Spokane area. They don’t include land listings, mobile homes on land or leased land or multi-unit listings.
