Spokane Real Estate Market Update for the Week of December 6, 2019!

With snow in the forecast for the upcoming week and Christmas just around the corner, the Spokane Real Estate Market continues to slow down.  If you are looking to purchase a home and you are truly serious and don't mind the chilly weather, then now is a great time to purchase a house with less competition. Just remember to have all of your documents ready to go!
The market will continue to slow down and prices will remain stable or maybe even drop a little. Come February, prices will go back up, and more homes will be listed, to beat the Spring rush! So, now is a SUPER time to get your offer accepted! Just be patient.... Multiple offers continue occur in a variety of price ranges. The market is less competitive for sellers. If you can manage selling your home in the winter months, and your home is priced to the fair market value, you may get some offers in a matter of time. If you are kicking around the idea of selling in the Spring, think twice about that. Start workin ...

How long will it take to sell my house?

That is the million dollar question... Seller's that want to get their homes on and off the Spokane market quickly need to price their homes competitively, work with a Spokane Realtor that knows what is happening with the market, and make smart renovations, if needed.

Key factors that may impact a home sale timeline includes the time of year, local housing market conditions, and the condition or type of home being sold.

Your timeline will also depend on your Spokane agent's listing strategy, such as,  pricing, marketing, networking, and the buyer's financial situation-- that is the amount of time it takes for them to secure approval for their loan.

Sometimes there is no logical reason for how long it takes to sell a house. It could happen quickly out of sheer luck or if the buyer is in the right place at the right time. Your house might come on the market the same day a specific buyer is looking to purchase the house you're offering for sale. But mor ...

How to Find a Stellar Real Estate Agent!

During the home-buying process, you will collaborate with and speak with your real estate agent more than any other party involved. This person will be your right hand, support system, and, in some cases, your eyes and ears. Most importantly, they will be the expert throughout the home search or home selling process. Find an agent that fits your needs and they'll work for you to find the ideal home at the price point you can afford.

Not every agent is the same. Take a look at their history of homes sold in the past 6 months to a year. If they have just a few, then you know that this not their number one priority. They may work another job, which may not be in the best interest for you.

There are typically two agents involved in a transaction. The agents are the buyer's agent who represents the buyer and buyer only. There is also the seller's agent who represents the seller and their property. Both agents work on a commission averaging 3% for each agent. This cost ...

Should you paint your home before you sell your house?

Are you thinking about selling your home but want to bring more value to your home without breaking the bank? Tired, old homes can be given a makeover with a simple fresh coat of paint. This will not only make your property look more modern and appealing, but it can also potentially increase it's property value. Both interior and exterior paint jobs can lead to a great return. A newly painted home will be worth it and may also attract a higher number of buyers. Here are some tips to get you started:

The exterior counts- First impressions are lasting. The first thing potential buyers will see is the exterior. It is vital to make the outside or your home look presentable to your home searchers.

Badly maintained homes or distasteful colors will put-off a buyer and may cause them to put in a lower offer, if at all.  Just by painting the exterior will increase your curb appeal and make it stand out from your neighbors homes. Go neutral...this will appeal to more buyers. ...

Five things that can stop a house sale in its tracks!

So you have decided to list your home. This can be a stressful endeavor as it is so don't give your buyer a reason to walk from the deal. Here are just a few items that will make your buyer run.

Structural Issues- Not knowing there is an issue, only to find there is one later, could lead  to a buyer losing trust in you and the property. Make sure your Spokane Realtor is fully aware of all problems. Actually, the best thing to do is just remedy it before listing your home.

Smelly odors- I am all about pets, but not all buyers are like us. AND if there are smells related to pets, this can be a deal-breaker. Air out the house, clean problem areas, and even better... clean the carpet before showings begin. Make your home smells as fresh as possible. Put your best foot forward.

Sloppiness and clutter- Present your home in the best light. Don't leave dirty dishes and laundry out for everyone to see. Declutter your home and pack personal items away. Bu ...
