Closing Costs-How They Work and Who Pays Them

Buying a home is not cheap; however, there are costly expenses associated with selling a home as well! But being informed and educated will ensure that you aren’t surprised about any of the fees required when you are in the home selling or buying process. Contrary to what some people may say, it is important use a real estate agent who will help shed light on closing costs and help you know what to expect at all times.

“Closing Costs” is a term used to encompass all the fees that are associated with the loan process. The buyer will pay some of these fees, and the seller will pay some of them. The buyer generally pays for any of the expenses associated with getting the loan for the mortgage and the seller usually pays the real estate agents commission and fees associated with the transfer of the property. Here are some of the fees typically included in the closing costs; appraisal, home inspection and loan application fee, assumption fee, attorney&rsquo ...

What is an Appraisal and Why do You Need It? Part 1

An appraisal is a vital part of the home buying and selling process.

If you're purchasing a home with a loan or refinancing your mortgage, the appraisal will make an impact on the amount of the loan you will be able to receive.

If you are selling your home, you want the appraisal to go well to support the potential buyers' financing. Either way, it is important to know how the appraisal process works and how an appraiser comes up with the value of your home.

What is an appraisal?

An appraisal is a report of a home's value prepared for a lender. A trained and licensed individual called an appraiser will gather information and submit the report according to specific criteria. The appraisal typically occurs after the seller has accepted the buyer's offer, and the lender is getting the paperwork ready for the loan.

An appraisal is used to determine if the amount of the loan is appropriate based on the home's condition, location, and features. Typically, lenders d ...

When Can You Move in After Closing?

From the very first time that you see your future home and throughout the negotiating process, you are most likely dreaming about the day you can move into it. You probably have been counting the seconds until closing day, planning all the ways you will decorate it and how your family will settle into your new home. Don't be fooled, not everyone is lucky enough to receive the keys to their new home immediately after closing.

It is so important for your agent to communicate with the seller's agent. Find out the earliest you can occupy the home and if the sellers will need time to move out after the recording date.

When is the actual move in date? The offer (purchase sale agreement) will determine not only your closing date but also your occupancy date.  When you write an offer on a home, the real estate agent will ask you to request a closing date as well as an occupancy date. The occupancy date will be the day that you move into your home. In some cases, the ...

Why Should I Hire You as my Agent? PART 1

During the home-buying process, you will collaborate with and speak with your real estate agent more than any other party involved. This person will be your right hand, support system, and, in some cases, your eyes and ears. Most importantly, they will be the expert throughout the home search or home selling process. Find an agent that fits your needs and they'll work for you to find the ideal home at the price point you can afford.

Not every agent is the same. Take a look at their history of homes sold in the past 6 months to a year. If they have just a few, then you know that this not their number one priority. They may work another job, which may not be in the best interest for you.

There are typically two agents involved in a transaction. The agents are the buyer's agent who represents the buyer and buyer only. There is also the seller's agent who represents the seller and their property. Both agents work on a commission averaging 3% for each agent. This cos ...

What is the best time to list your home?

Spring is in the air, the weather is warming, the flowers are blooming, and home shoppers are out looking with great anticipation on finding a home.
If you are considering selling your home, Spring is the perfect time to list. As the weather warms home shoppers have come out of hibernation.
The market is a hot seller’s market with just over a month’s worth of inventory. A balanced market has 5.5 months of inventory. This is a great position to be in as a seller, but not so much as a home buyer because the competition to get their offers accepted is tough. With so little inventory and so many buyers there are plenty of bidding wars going on to get into contract on a home purchase.
My advice to sellers would be to get your home on the market as quickly as possible. The longer you wait the more competition you will have as a seller. The further we get into Spring the more listings we have. Beat the competition by getting your home on the market first.  Chances are if ...
