Five More Things That Can Turn Off Home Buyers

Buyers can be fickle (and they should be) when it comes to buying a home.  I think we can all agree that it is a huge investment. There are a lot of different things that can turn off a home buyer so I decided to give you one more list.
 
I would encourage you to open your mind when reading this list of items.  These are just some of the things you can avoid when trying to sell. Avoiding these things will help you and everyone who looks at your home have a pleasant experience in the process.
 
Here are five more things that can turn off home buyers:
 
Overpricing:  Overpricing your home is a huge turn off to home buyers.  Most buyers are doing their research, and they should have a top-notch realtor who is educating them about home prices.  Overpricing your home (in my opinion) is a time-wasting game. Wow Potential Home Buyers

Do you want to WOW potential home buyers?  There are so many different ways of staging your home that will make even the ficklest of home buyers drop their jaw.  And guess what? Staging isn’t the only thing to get people talking!


Creating space:  Declutter, declutter, declutter,  But, not only that, you want your furniture to create the illusion of space.  Make sure you are experimenting with different ways of staging your home in order to create the most space possible.


Lighting:  I can tell you the most annoying thing about my house is there is no lighting in the living room.  You can bet buyers will feel the same way walking into your home so make sure you have ample lighting in all rooms.  You may even want to consider installing LED light bulbs, placing lamps in the bedrooms, and making sure you have lights on when you have a showing scheduled.  Open curtains so that plenty of natural light shines through as well.

Spokane Market Update for the Week of December 6, 2019

Spokane’s real estate market is holding steady at 1.3 months worth of inventory.  This means that if all of the homes listed in Spokane sold it would take just over one month for all of Spokane’s inventory to sell.  Haven Real Estate Group compiles information that includes residential, stick built homes, on less than an acre of land. We do not include condos, or manufactured homes.


We are seeing a slight increase in inventory most likely because homes are sitting on the market longer because of the holiday season.  This trend will most likely continue through the winter months especially as it gets colder and snow start to fall.

Should I Sell My Home As-Is?

Should you sell your home as-is?  Let’s first look at what this means and if it is right for you and your family.  


I think it is important to understand what it means to sell your home “as-is.”  Simply put, this means you will not agree to do any repairs for the buyers after they have had an inspection done on the property.  Typically, a buyer will get an inspection, and ask for certain repairs to be completed before the transaction closes. As the seller you have an opportunity to agree to these repairs, agree to only some of the repairs, offer a different outcome, or reject the response all-together.

If you are thinking about selling your home there are several things you should consider when it comes to attracting home buyers.


Here are five things about your home that could potentially turn off home buyers:


A Cluttered Home:  Home buyers will have a hard time picturing themselves living in your home if you haven’t decluttered.  It is important to make sure you are staging your home in a way that is warm and inviting for potential home buyers.  Pack up all of your knick knacks, family photos, and extra furniture that doesn’t look like it has an intentional purpose.


A Weird Smell:  If you have pets, or if you allow smoking in your home you can bet potential home buyers WILL be able to smell it from the moment they step in the door.  It is essential that you mitigate this issue BEFORE you put your home on the market.
