Selling your home in the Winter…Why you CAN!
Are you thinking about selling your home this winter? Are your friends and family telling you to wait until the Spring? It won’t sell as quick in the Winter?
I want to share with you reasons WHY this is not true, and I also have some tips for selling your home during the winter.
IT’S STILL A SELLERS MARKET
The Spokane area market has been in favor of seller’s all year long due to the lower inventory levels available to buyers, and this is still true now, in the Winter months as well. Because of the lower inventory this will still create a great response from buyer’s if a home is priced, and marketed properly. Currently there is only around a one and a half months supply of homes for sale here in Spokane. So, if you are looking to sell it is STILL a fabulous time!
THERE IS A BIG POOL OF BUYERS WAITING!

Form 17....What is this?
When you are getting ready to sell your home there is one document that your broker will provide you that will cover pretty much every single aspect of your home that you are aware of. This is called the seller disclosure of improved property....or Form 17.
Now, when selling your home, you're obligated, by law, to disclose certain information about your property. Most states require that all sellers complete a written property disclosure form. A majority of these forms have a required set of questions that must be answered. In Washington this is called Form 17 and consists of several pages that will ask the home owner about their knowledge of the home that will be shared with potential interested buyer's.

I hear it all the time, and I totally get it. Zillow has created a fabulous platform for consumers to search homes, their own home, and view lots of information for free. I have client's on there all the time, and as realtor's we are also on there a lot.
In a strong seller's market like we are seeing the choice to list your home FSBO or For sale by owner can seem or look very easy. Homes are selling in a matter of days, right??? Well, there is a lot of pre-work behind the scenes that goes into getting a home ready to sell, and I want to share some insight with you before you make a big mistake that could cost you....so let's talk more about this...
More specifically, I want to share with you a little bit about why pricing your home RIGHT matters, and why Zillow is wrong. This is the single most important step in ensuring you have a successful sale of your home! So, basing this important aspect in selling your home off of a Zestimate could set y ...

The day has finally arrived!
You leave the closing table with the keys to your new house and you're officially a homeowner. You're ready to take a few pictures in front of the sold sign, pop open a bottle of champagne to celebrate, prepare to unload a truck full of boxes, and eventually order a pizza to refuel from the busy day. It's going to be an exciting time but before you get settled in for a Netflix binge, make a list and tackle these few things first!
TEST YOUR SMOKE & CARBON MONOXIDE DETECTORS: This should be one of the very first things you do to protect your home and your family. Pick up extra batteries to keep on hand or consider updating these to smart devices for extra safety. The smart smoke detectors such as the Nest will allow you to integrate the device to an app that will alert you when smoke is detected. They're more expensive than your typical smoke detector but well worth the extra cost. While you're at it, purchase fire extinguishes for your home and know ...

If you’ve been thinking about buying your first home, chances are you’re getting tons of advice from everyone you mention it to.
It can be pretty overwhelming which is why I want to share 3 home buying myths you need to know if you’re considering homeownership. These will help debunk some of the things you may be hearing from people who want to give their advice from the kindness of their hearts but probably aren’t professionals.
MYTH #1: You Have to Put 20% Down to Purchase a Home
This could be the biggest home buying myth of all time! Putting a minimum of 20% down on a house does have some financial benefits .. BUT it isn’t required.
There are several options when it comes to financing your home so you’ll want to meet with a local lender to discuss these options before jumping head first into the process.
There are loans that require as little as 3% down as well as resources for buyers struggling with down payment money and first time home ...
