Should I Use a Real Estate Agent When Selling My Home?

With more and more companies coming out with tools to help you sell your home on your own, I frequently get asked why someone should use a Realtor.  Here are some reasons why you should!
 
To get top dollar!  When you’re selling for sale by owner, you usually won’t have access to accurate information about how much your home is worth (especially in the current market, which is rapidly changing.) Many sellers who list on their own end up selling for less than market value, because they don’t know that their home is worth more.  Homes that are listed with a Realtor also gain more visibility, both through the MLS and through the agents own marketing.

Market update for the week of December 6th, 2019

Winter is here! (I cringe saying it, but its true!) and with the changes in weather come changes in the real estate market.
 


We are currently at 1.3 months of inventory, so we’ve gone up a little bit since last week.  This is compared to 3 months of inventory in December of last year. This means that if no more new homes entered the market, the current homes would sell in about 1.3 months. It also means that we are still in a seller’s market. A balanced market is about five to six months of inventory; anything below that is a sellers market, and anything above it is a buyer’s market. 1.3 is low, and is shown by the fact that we continue to have multiple offers and listings selling for far above asking price!


 
The Spokane Real Estate Market has had 104 new homes come on the market this week (down 25 from last week), and 529 homes sold in the last 30 days. The average days on market is about 28, compared to about 50 in December of last year ...

How to Get My House Ready to Sell

If you’ve decided to list your home and move on to the next adventure, there are some things you should do before putting your home on the market.  This will make the sale process easier, and also ensure that you get the most for your home!


 
1.       De-Clutter
Buyers are generally un-imaginative. Its hard to see past clutter, and if your home isn’t organized it will look like there isn’t much storage. I would suggest renting a storage unit for a couple of months, and store anything that you don’t absolutely need for your day to day. The less stuff in your home, the better!  Store any furniture that doesn’t add to the style. You could also hire a staging expert, who will help you decide what should stay and what should go, and how to decorate the home.

Five Things That Can Stop A House Sale in it's Tracks

So you’ve gotten your home under contract, and you’re ready to move on to your next adventure; yay!  But do you know the things to look out for that can halt the sale?



1.       Excessive Repairs Needed
Its rare that a buyer will waive their inspection contingency, so the likelihood is that the buyer is going to have a home inspection done.  If the inspection reveals that a lot of repairs are needed or that there is excessive deferred maintenance, it may scare off the buyer.  The best way to avoid this is to complete those repairs before listing!


 


2.       Low Appraisal

How to Find a Stellar Real Estate Agent!

Finally! The blog everyone’s been waiting for!  Probably 90% of my blogs include a sentence about how important it is to have a Realtor that you like and trust; but how do you find one??
 


1.       Ask
The first thing to do is to ask family and friends.  Referrals are absolutely the best way to find an agent.  I’m going to add a disclaimer here though; I’m not saying to find a family member or friend who is a Realtor!  I mean ask who has bought or sold a home with a Realtor who they absolutely love and had a great experience with.  I have seen many Realtors work with family or close friends, and more often than not it adds much more stress and strains the relationship.  Don’t mix business and pleasure!
