Spokane Market Update for the Week of December 20, 2019

We are seeing 1.5 months worth of inventory here in Spokane for this week.. For those who are just starting to follow the real estate market what this means is that if no other homes came on the market it would take about a month-and-a-half to sell all of them.  This number is slightly up from previous weeks.


There are 1476 active listings and 834 are already in escrow.  This means more than half of the homes that show as available are actually under contract.  We have 82 new listings this week. This number is down compared to last week. 533 homes have sold in the last 30 days.


We are seeing a major slow down in the amount of homes that have sold.  This is due to the winter months, but rest assured the buyers who are still out there looking are the buyers who are in need of a home ASAP.

Spokane Market Update For The Week Of 12/13/2019

You won’t be surprised to hear that the Spokane real estate market hasn’t changed much as far as inventory.  We are sitting at 1.3 months worth of inventory. This means that if nothing else came on the market it would take a little over one month to sell everything that is available in this area. 


 Spokane sellers remain skeptical that they will be able to find a home after they sell their current one so they are playing it safe for now.  I would also not discount the fact that there is now snow on the ground. You can bet that there are still serious buyers out there so if you are looking to list keep in mind you may get less people looking, but those who are looking are more serious.


There are 1,554 active listings according to the MLS (multiple listing service), however 857 of those homes are already in escrow, or in other words, are already under contract.  This leaves just 697 homes available in Spokane.
