There are many misconceptions when it comes to selling your home. Some of the myths can sway sellers negatively without any valid cause. A real estate agent's job is to inform clients and help them understand what is typical of a home transaction and what is merely untrue.
Many homeowners are unaware of little things they can do that would help the process run more smoothly, from updating a property to accommodating showings for potential buyers and more.
Also, the homeowner's perception of their home's value is almost always skewed. This should not be a shock — after all, everyone's baby is the cutest right? Same holds true with your home...The actual value is based on market forces: supply and demand...Sellers who have lived in the home for many years develop a sentimental attachment.
As a result, they often underestimate the need for, and cost of, repairs. This can lead them to have a price expectation that is far higher than the actual value of the home. Sellers often have to learn that it is the market that determines the best price for the property — not opinion or sentimental feelings. Learning this can be difficult.
Most people when planning an upcoming sale begin too late the process of meeting with agents, establishing list price, determining what to do to make their home for sale and then getting contractors to come in and do work to prepare it for sale... You always want to begin the process two to three months (if possible) in advance, so you have lots of time to get everything done.......If you're not preparing early, you're already late.
