While the buyer is at work throughout the purchasing process, the seller now has more time to start packing and will be in constant contact with their listing agent who will keep them up to date with each passing timeline. There are times of just waiting for responses and the final deal to close but your agent is working hard keeping track of what is going on.
The listing agent typically coordinates appointments set up by the buyers’ agents, the inspection, appraisal or any other visits to the property, but the seller need not be present. In fact, the listing agent will instruct their clients to not be in the house for any of the showings or appointments.
Negotiations during the sale can fall apart easily if temper flare on either side. Key to making sure the deal doesn’t fall apart while it’s pending is having a listing agent who can keep you calm and can effectively communicate with the buyer’s agent while fighting for what is best for you. The last thing you want is a deal to fall apart over something as minor as $500.00 repair.
The final step in the pending process – and to make sure the closing goes smoothly – is to move out and leave the house in a clean condition which is a little bit more than broom clean, and repair any damage made in the moving process. Did you remove that wall hanging and left several huge holes in the wall? Those need to be fixed and painted also. The buyer will do a walk-through a couple of days before closing. The buyers can delay closing if the house is not left clean, free of personal property left by the seller, and garbage.
