Why isn't my home selling?
If you have your home listed in today's market you expected to sell quickly. Statistically, most homes are doing so. If that is not the case with your home you can find yourself in a particularly stressful situation. While there are things about the house that you cannot change such as location and layout, There are other things you can do to help attract more buyers to your home.
The first is curb appeal
Closely examine the exterior of your home. Curb appeal sells! How does your lawn and landscaping look from the road? Another item a buyer will closely examine is the condition of the roof. Here in the Spokane and Coeur d'Alene markets, we experience moss growth on the roof of a house which can aid in shingle degradation. If you have any visible moss that is something that a buyer will almost always pick out as a deterrent and a future expense. Take care of that as soon as you can. Is your siding or paint in need of a cleaning or just a freshening up? The curb appeal is one of the immediate items a buyer notices when they pull up to your home so make sure you are setting lasting first impression.
When you walk into your home do you notice any sort of funny smell? You may not because you live there. However, visitors or guests may pick up on different smells altogether. Take out your trash often, keep pet dander and dirt to a minimum, and remove or clean anything that could leave a potentially harmful and lingering smell.
Go a step further and remove any unnecessary clutter or excessive personal items from the walls and countertops and even what is sitting on the floor. This will allow buyers to visualize their belongings in the home easier and also make your home less cramped. You can make your home appear larger by removing some of the unnecessary furniture or decor!
Last, take a look at your listing as it appears on Zillow and other sites that buyers will be using. Do the pictures accurately represent the condition and flow of your home? Is all of the data correct? Read through to be sure buyers are receiving all of the correct information and seeing professional photos to accurately display and describe your home.
