The best time to sell your home, is NOW - before your neighbor beats you to it.
As a home seller, one of your biggest challenges is actually your competition. It will be the neighbors within ½ - 1 mile radius from your address.
Most neighborhoods will have similar houses that are in close (walking) distance from one another. They will tend to have similar build quality, layout, square footage, and probably the same builder as well.
If your neighbors are not as smart as you are, they will check out during the season. Take advantage of this. Even if their home is not comparable to yours in both price and condition, one less house on the market, means more dollars in your pocket. Having your home as the only choice, vs one of several options, makes a big difference, especially during this time of the year.
During the slower selling season of the year: between November and February, both buyers and sellers tend to check out because of the busy holidays, as well as the inconvenient cold and wet weather.
However, there are still buyers out there, willing to face Mother Nature. Perhaps their lease is expiring, and they don’t want to renew for another year. Maybe they’re from out of town, and need to find a place quickly. Having multiple pets are not typically allowed in apartment buildings. They could have just sold their home, and now they have to find a place to move to within 30 days.
Whatever the reason, you will realize sooner or later that the buyers during the offseason are a lot more serious than at any other time of the year.
So if you have a home to sell, this type of buyer is less likely to haggle over price or minor repairs that most other people will make a bigger deal out of it. They have their own date-related challenges to meet, and therefore, more open to compromises. In other words, the home seller is more likely to receive a full price offer.
In conclusion, don’t let the winter months slow down your home sale. Take full advantage of the situation.
