Selling your home is a big decision! There are several steps in the process that you may not be aware of, especially if you are selling a home for the first time.
Full disclosure: I wrote this blog with the intent of posting the entire thing all at once. I quickly realized with all of this information it might be better absorbed into three different blog posts. Enjoy! :)
INTERVIEW SEVERAL AGENTS (Surprise!!): Make sure you are choosing an agent who will do their research regarding not only your home, but your neighborhood as well. You also want to choose an agent who will be transparent with you about what you should expect. This can be tricky because you want an agent who will listen to you, but you also need someone who is going to tell you the truth. The truth might not always be easy to hear, but it’s better to cut through all the crap and find someone who cares, and who knows their stuff.
EXPECT YOUR AGENT TO GO OVER THE CONTRACT: Your agent should be able to explain the listing contract to you in detail, and should be able to answer any questions you might have. I would also suggest reading that contract from top to bottom. You may not want to, but it is in your very best interest to read everything.
EXPECT A PROFESSIONAL PHOTOGRAPHER: Your agent should be making appointments for a professional real estate photographer to come in and photograph your home from the inside out. You want people to come into your home, right? If you don’t get professional photography buyers will not be drawn to your home. It is not appealing looking at homes for sale online when the pictures that are provided are low quality. It’s even worse when there is just a photo of the exterior. This will not get anyone in the door.
EXPECT TO BE ABSENT FOR SHOWINGS: In a seller’s market like this one it is important to be flexible when it comes to showings. Don’t put a lot of restrictions on showings, and try to be gone during showing appointments. You want buyers to be able to discuss amongst themselves how they feel about your home. An agent should always accompany buyers. No one should be walking through your home alone, or without an appointment unless you have arranged for a “go and show” method with your listing agent. Even in that case you should be getting notifications of everytime an agent and their client enters your home. If you want to sell your home quickly BE FLEXIBLE.
