If you are planning on selling your home, there are some important steps you should take.
You will want to interview at least 3 real estate professionals. How do you go about choosing which ones to interview? You’ll want to choose based on their reviews, experience and knowledge. Check them out online and read about how satisfied their clients were. You can look up reviews on Zillow, google and Facebook among other sites. You can see what homes they have successfully sold. Interview them and ask about their experience. Face to face is best so you can get a feel about them. Are they genuine? Do they have your best interest at heart? Are they only interested in making a sale? Are they honest and will they be truthful with you as to whether is in your best interest to sell or not? Request that the agents you interview prepare a CMA of your home. See how they compare. Pay attention as to whether or not they come with a CMA on the first visit. A great agent will want to do a walk through your home with you prior to doing their homework of a fantastic CMA. A homes condition is a huge part of that CMA so how can they give you a great CMA if they haven’t visited the home first?
Make a list of questions prior to their visit so you are well prepared and can get the answers you deserve. Some of these questions might be:
When is the right time to sale?
Does it make sense for me financially?
How much will it cost me to sale?
What will I net?
What will you do to market my home?
How much do you spend on marketing?
How is your brokerage different from the best?
How often can I expect updates on the activity and showings of my home?
What should I do to get my home ready?
Should I do repairs?
Should I have a pre-listing home inspection done?
Should I do any updates? Will I get the money I put into the updates back?
How long are homes in my neighborhood on the market for?
Do you use professional photography?
Do you help stage the home?
Will you be honest with me?
What else can you share with me as far as sound advice?
