What is the First Step in the Home Selling Process?

Selling your home is an emotional process filled with unknowns, especially if you are a first time home seller.  You might be asking yourself “What the heck is our first step?!” Don’t panic, I can help you figure that out. :)

Your first step when it comes to selling your home is to interview several real estate agents.  It’s super important to find an agent that you connect with. You both want to be on the same page regarding what your expectations are with the sale of your home.  Communication, trust, and a clear plan are all necessary when it comes to choosing an agent. Think of it this way: It’s like going on a first date! Getting to know someone BEFORE you hire them will make all the difference in your experience.  

There are several things you should expect your agent to do for you.  

  1.  Your agent should do a walk through of your home.  Make sure you give your agent a tour and explain any defects, or improvements that you have made.

  1. Your agent should spend some time doing research finding comparable homes in your neighborhood, as well as compiling information on the current real estate market in the Spokane area.  

  1.  Your agent should create a Comparable Market Analysis with all the information they have compiled.  The CMA will give you a price range that is appropriate for your home. All of the key points and information within the CMA will be explained to you, and should prepare you to make the most informed decision you can regarding listing you home. 

Last, but certainly not least, your agent should listen to your concerns, what your expectations are, and should explain to you the realistic possible outcomes after your home is listed.  This may be a tough conversation, but trust me when I tell you it is easier to hear at the VERY beginning of your listing appointment rather than 3 months down the road. Nobody wants to hear “We need to lower the price” months later.
