What Is The Difference Between A Custom, Tract and A Spec Home?

One of the biggest decisions many of us make, is buying a home for our families. Not only the financial aspect weighs heavy – it is also about location, neighborhood, possibly even school districts. Therefore, we need to pay close attention to every detail when choosing a home.

A custom home is sort of like a one-of-a-kind clothing piece. It is a unique house, specifically designed for a predetermined buyer. These houses are constructed entirely to the liking of the client. That means full control over every detail – A custom house is advisable if you are absolutely sure about what you want, are willing to do your research, and would like to be apart of every detail from beginning to end.

Tract houses  entails multiple houses built on a tract. These houses are mostly similar, being offered in only a few different models. They offer standard amenities with future homeowners having the option to upgrade if they so choose. Compared to custom houses, they use more components that are factory-made as opposed custom. One advantage of a tract house is the lower price point. If you have a tight budget, or simply are not that interested in all the details, a tract house may be the way to go.

Spec Homes are built by large home builders, such as D.R. Horton. These houses are occasionally fully semi-custom but are mostly fully customized with a few added options. Spec home builders such as D.R. Horton have done their research by hiring the largest design firms in the nation and offer a larger floor plan, in a quiet, suburban community, with energy-efficient building products and state-of-the-art appliances and finishes. Plus, most come with a nice warranty to give you that extra cushion so that you’re protected for a few years from costly maintenance repairs.
