1. Your home is OVERPRICED!
Honestly, this is probably why your home is still sitting on the market. Today's consumers have every piece of information at their fingertips. They can see what every house on your block sold for and how long it was on the market. With this information, they can estimate what they think your home is worth and if it overpriced they might not even come take a look. Make sure your Realtor takes the time to explain to you what your home is really worth and try that price if you are in a rut. Make adjustments at $5,000 at a time and see if anyone bites.
"Staging" consists of decluttering, rearranging your furniture so it's appealing to potential homebuyers. If a buyer is torn between your home and a different house in the same neighborhood this might be the deciding factor. Having a staging company come by to price out what it would take to modernize your space might be worth it. It really does help homebuyers imagine themselves being in your home.
3. Your Photography SUCKS!
A picture speaks a thousand words, so what are your photos telling buyers? If your photos are taken by a smartphone and are not well lit you will not have any interest in your home. Have your Realtors photographer come out and make magic happen. They know the best lighting and they know how to make your space look fabulous. A good photo will get consumers in the door, I promise!
