Thinking About Selling Your Home?

It’s time, you’ve outgrown your current home and are thinking about selling. Maybe you need more space to grow, maybe you don’t need as much space as you once did. The reasons may vary but the process of selling your home is much the same. It involves a lot of energy to move, not just physically but mentally too.

Have you thought about your next home? Have you found it yet? Do you need to sell your current home first? Take time to research your options and start asking questions. You should consult with a financial planner, an accountant, and a real estate agent to get a big picture about the process of selling your home.

Now that you’re thinking about selling your home, is it a want or a need? Knowing your ultimate goal will be the driving factor when deciding how quickly you want to sell and for exactly how much. Keep in mind that the more motivated you are, the more likely that you’ll list on the lower range of market value. If you’d like to sell but don’t need to, you’ll likely list towards the higher range.

Be sure to think about a timeline. On average, a home will close within 30 days of getting under contract. Add prep and marketing time to that and it can be upwards of 2-3 months before you’re ready to hand over the keys. Knowing that, are you able to move into your next home before you sell your current home? If not, have you considered renting a pod or storage unit? You could also opt to store your belongings in the garage and allow access after mutual acceptance. Having an organized plan for your items will reduce stress when it comes time to start packing.

What if you need to sell your home in order to buy another? It can be a stressful situation because the uncertainty of waiting for an offer on your home before you can secure the new property. In the meantime, you’re still having to work through all the contingencies of the purchase. Depending upon the market and demand for a specific property, a seller may not even accept home sale contingencies.
