The weekend you go “Live”
Preparing to sell in our market can feel like a ton of pressure! I completely get it! Believe me, I see it in my sellers eyes all the time. But when you have a professional by your side, we will work our hardest to make the process feel as easy as possible!
One part in the selling process I want to zero in on with you today is the weekend that your listing will go "Live" on the MLS. This is probably the most important moment for your home!
As you approach the day you will be "live" with your home listing, at least in our hot Spokane market, a good thing to discuss with your broker is what the showing availability is going to be. This is because with each brand new listing the maximum amount of possible buyer's will be sent your home to look at immediately, right when it is "Live".

These buyer's will begin calling their broker to set up a showing or YOU if you are the contact and sometimes, especially in our frenzied market this can be difficult to keep track of. You will also have to continue leaving your home for the showings and being inconvenienced.
For this exact reason, if you can, I suggest that you plan a little get away for the weekend that your home hits the market! This way agents can show your home ANY TIME for that weekend and your agent can plan to hold it open for guests to come and view it as well.
One of my top ten tips for my seller's is to NOT limit showings when buyer's call. This can mean that you might have to be away from your home for hours at a time anyway with how hot our market is.
So, go to visit some family near by, or plan a weekend at a hotel or maybe even the casino! Somewhere fun! You will enjoy yourself and the best benefit is that agents and potential buyer's can view your home at any time during the first few busy days after your home hits the market!
I hope this tip of mine helps! Limiting the showings is never a good idea when you are in a fast moving market like we are seeing here in Spokane. So, make some fun of this stressful time in your life! Then when you return you can review all of the offers you received for your home and be well on your way to that Sold sign arriving in your yard!
