Spokane Real Estate Market Update for the week of 12/6/2019

Good Day, Spokane,

I was hoping for snow today, but instead, it is high clouds and COLD. But this is not the weather forecast; this is the Housing Market Update.

Let's jump right in.

I am a firm believer that we think things into reality. We speak words into reality, which is an actual thing called harmonics. If enough people
are saying the same thing, pretty soon, that rings true. This phenomenon is so apparent in the Real Estate Market, especially with realtors and sellers. Sellers convince themselves over and over and over that they will need to wait to list until spring. Realtors, not all but many, tell themselves over and over and over that it slows down, and this would be an excellent time to take a break.

The market does tend to slow during certain months of the year, but it is not the same in every market. In our winter months, where we have an average slowing of the market with school, shorter days, snow, school, etc., Florida is experiencing the boom we just had during the summer. We may have cold winters but the summertime in Florida is not pleasant for home buyers.

Having said this, for those who are willing and motivated to list there home in Spokane, and the realtors willing to work, winter can be very productive and lucrative. Buyers are not looking to shop 40 homes. They make decisions quicker, there is usually even less inventory to choose from which equates to less competition for the seller and a bigger chance of a sale.

Low inventory is not just a winter thing for the nation or Spokane right now; however, this week, we are at 1.3 Months of inventory over last week at 1.2 months. Sales have slowed for the reasons already discussed plus politics, stock market, etc., but sales have not stopped.

When borrowing, interest rates are still very good.

Today's Mortgage Interest Rates for Purchase
Product                     Interest Rate     APR
30-Year Fixed-Rate    3.74%             3.86%

Don't delay because those who snooze, lose.

I can help you Buy or List and quite frankly, I love Winter.
