When selling your home, there are so many things to consider and getting done before it is listed. One question I get asked a lot is: should I paint? Let’s talk about both exterior and interior!
Exterior…. Have you neglected the outside of your home and the paint is peeling and flaking off? Depending on the type of lending your going to accept FHA and VA will be calling out a work order on the appraisal about your peeling paint. They are looking to make sure the home is protected from the elements, or should the house be older it could be lead based paint and they want no paint chips laying around or peeling off the house. This may end up costing you a lot of money right before closing day. If you choose to only accept Conventional or cash then the peeling paint wont be as big of an issue during the appraisal but it may be concerning for some buyers. Unfortunately your home may be priced lower to reflect the poor exterior quality and you may end up not getting top dollar.
Interior…… Did you decide to go wild and choose some fad color that does not appeal to the masses? You may end up losing a few buyers who just cant see around the interesting color choice you made for that accent wall or bold bedroom color choice. These types of decisions tend to cause the seller to lose money on the sale of their home. Buyers will take in consideration the work it will take to paint before moving in and the amount of time it will take to paint the home a more neutral color.
Your home is an investment so when its time to sell it, consider how painting or not painting can get the most money back to you at the closing table.
