Should I make repairs before selling my house?

So should you make repairs before selling your house?

There is really not a right or wrong answer to this question because it depends on your unique situation.  For example if you need to leave your home quickly do to financial reasons or personal reasons then you may want to consider selling it as is.  

Also something else to consider is whether or not you want to spend the time and money on repairs.  You will want to weigh the cost of repairs against the home's market value after said repairs would be done.  

Lets say your home needs a lot of work and can not be easily fixed without a lot of work and money.  You may want to consider selling it in as is condition.  Keep in mind a lot of times this will bring offers from contractors and people wanting to flip the house.  

Something else to consider is the other homes similar to yours in the neighborhood that are for sale or have sold.  See what the condition these homes are in and what features they have.  For example if a home is similar to yours but has an upgraded kitchen and sold for more, then it may be a good investment to update your kitchen. 

Here are some examples of some simple improvements you can make to have the home be more appealing to buyers and increase the market value:

- Clean or replace stained carpet 
- Replace old window treatments and blinds 
- Repair any holes in the walls
- Paint rooms that need it, especially paint dark rooms with a neutral color 
- Replace any broken windows 
- Install updated hardware in the kitchen
- Repair or replace any broken appliances
