Should I make repairs before listing the house?

When listing a house for sale it always gets asked, do I make all these repairs before we list my home? There is usually a list that has been accumulating for some time that has never been completed. I will tell you to consider these 3 things on that list, Functionality, Curb Appeal, and Appraisal issues.

If its an appraisal issue then yes get those done before listing. Do you have peeling paint on the outside of the home/ that needs to be fixed. Are any windows broken or cracked, they may need to be repaired or replaced. Do you have Smoke and Carbon Monoxide detectors on each level of the home, because those need to be installed before you list. Electrical wires not in junction boxes, there are many more things that an agent could tell you about.

Does it add curb appeal?

Have you been putting off weeding the flowerbeds, trimming the trees, or fixing the front window shutter that has fell off the house? In Spokane WA we get the 4 seasons and adding a little pop of fun to the front of your home is not hard. Just add some season decor after you have done your repairs and maintenance.

Functionality, does it affect the function of the house?

Does the front door lock catch when opening the house, does a toilet run all the time, and does the door to the backyard not open? These things are little annoyances and your probably used to them but the first impression to a new buyer is what else is wrong and why haven’t you fixed them? You want potential buyers to walk around your home envisioning themselves living there and having a pleasant experience.

Best way to know what items to check off your to do list is to ask your agent to come over to your home and walk thru it with you and have them point out potential appraisal issues, how to add curb appeal, and what does affect the functionality of your home. p things can add a lot of value and appeal to your home All of these suggestions can add a lot of value and appeal to your home, in return it possibly could get you more money when you do sell your home.
