Sellers? How do you avoid issues at final walk thru?

How do you avoid issues or worse delay in closing, days before the sale of your home is going to close? Buyers will do a final walk thru the day of closing or the day before. If issues arise, they could refuse to sign or delay closing. How do you avoid this issue?

Sellers:

Make sure you have moved out and cleaned the house at least 24 hours before the closing day stated on the purchase and sale contract. What does this really mean for you as the seller, moved out? You have removed all of your possessions, and trash. Do not leave just a few things that the buyer MAY want unless this has been discussed between the buyer’s agent and your listing agent. This includes items in the attic, crawl space, garage and outside. Double check your cabinets and closets.

Trash, please remove all trash and debris, the new buyers don’t want that old mattress that has been sitting the garage for 5 years that you never had time to take to the dump or the garbage cans under the kitchen sink. It all needs to be removed.

Keep the house in the same condition as the first day it went on the market. If when you're moving out and you drag a dresser down the stairs and it gouges the wall, you need to fix that damage. Did you remove heavy pictures from the wall and they left a hole? Those kinds of things need to be repaired and painted.

Make sure you are leaving the thing you are supposed to! Leave blinds and window coverings. Those stay with the home. Leave the appliances that were agreed to in the contract behind, no you can’t trade them out for different ones. They must be the same ones. If it is a fixture of the house it must stay. The only variance from this is if you had put certain items as exclusions in the contract, then they can leave with you.

Did you agree to make some repairs after the buyer's inspection? Do those repairs and let your agent know they are done. The buyers will be checking that the work was done at their final walk thru.

Moving can be stressful and emotional, Just remember the buyers love your home and can't wait to move in and enjoy their new home. So, take care of it up to the day you leave and have it in the condition you would want to see your new home in. Pride of homeownership up till the last day.
