You’re thinking about getting your home on the market? Are you wondering what you should do before listing it? Are you wondering what you could do to get the best price for your home? Maybe you are thinking about a kitchen remodel? A Bathroom remodel? You’re asking yourself will you get your money back in the sale?
My advice would be no. Don’t do a kitchen remodel unless you are planning to stay in the home. You’re not going to get that money back out. That being said, there are some things you could do in your home to make it more appealing to buyers. There are some easy fixes and less expensive repairs to help your home sell.
In the kitchen for instance, perhaps your appliances are very old? Spend a little money and replace those old outdated appliances with some new ones. Stainless appliances are very popular right now.
Wipe down those cabinets, maybe change out the hardware. Maybe change out the sink or put a new faucet in. Maybe put some new flooring in.
In the bathrooms maybe put up a new shower curtain. Put some fresh new pretty towels in there. Perhaps change out the vanity with a new one or paint and freshen up the old one. Add some new hardware to the cabinets and maybe some new towel bars. Does the toilet need to be replaced or perhaps just the toilet seat? Maybe the flooring needs to be updated and swapped out?

In the bedrooms you might need to change out the blinds or those old drabby curtains that have been up there for years and years. Put up some fresh curtains or drapes. Put a nice comforter and some pillows on your bed. Doing these kinds of things really help to freshen up a room.
Fresh painting can also help. Use neutral colors and stick to lighter shades as opposed to dark shades. Dark colors tend to make rooms look smaller. Also, lighter brighter rooms are more welcoming. Light grays and whites are very popular right now.
Paint the exterior of the home if it needs it. Perhaps it just needs some touching up? Spruce up your yard. Trim back those trees and bushes. Put some pretty plants or flowers in the planters. Clean up the walk way and the front porch. Paint the front door and make the entrance look inviting. Curb appeal is so important. We can’t sell your house if we can’t even get the potential buyer out of the car to look.
These kinds of simple fixes can make a huge difference. They can make your home stand out from the rest when trying to sell.
Anything that you can do to make your home look better without spending a lot of money is always a good thing. You will get that well spent money back out of your house.
Chances are that people will fall in love with your house and you may even get multiple offers. You may even get more for your home than you thought. Anyway your agent can negotiate the best offer for your home so as to get you the most they possibly can.
