When closing is just around the corner, what things do you need to prepare for?
First of all, gather all of your sale documents such as the Purchase and Sale Contract, the addendums to the contract, receipts of the house repairs. This way if anything arises at the closing table you have everything available. Also, make sure you bring your ID, SS Card and if applicable Deed of Trust to the property.
Secondly, start preparing for the move. Notify your employer of a new address as well as: USPS, Bank, IRS, SSI, and DMV to get your Driver License updated. Also, make sure you switch over your utilities. Also, contact your Homeowners Insurance and report the closing date so that they can cancel your policy or switch it over to the new property right after the closing date, that way you are covered.
It is always a great touch to leave your home nice and clean. I would recommend hiring a cleaning service or doing it yourself but very thorough. Gather all the manuals, keys, and garage openers input them in one place, like the kitchen counter. This way the new owners will not have to search around for these things. This will be a nice touch and buyers will appreciate that you have done this for them.
Finally, look over every corner of the house to make sure you have not left anything behind since you will not have access to the house after 9 pm on the closing day.
