When it comes to selling your home, most people really do not know how to begin. I’ve worked in Sales my entire life and I hear people say all the time “I’m not a salesman.” "I could never do what you do". However, we do run into some folks that like to do it themselves. I quite honestly admire their courage and tenacity because it is not easy to sell your home. Just the paperwork alone is daunting. For most people to go out of their comfort zone and do Sales (especially with their own home) when they are admittedly not familiar with sales is extremely stressful to put it mildly...
So why do I like Sales and Marketing? I think the main reason is because I love people. I love to visit, learn, discuss and strategize. I’ve learned over the years not to get defensive over the hard questions or the personal questions. When I worked in Insurance, I can tell you no one and I do mean NO ONE- wants to buy insurance. You must reveal the need because people don’t even know they have a need half the time. With homes, it is so different. People love homes. They love thier home. If you don’t have a home you want one, and even if you have decided the one you have is no longer fitting your needs, it is very personal to sell this home full of memories. It is a constant for us in the Real Estate Industry to remind our Sellers that their emotional attachment really isn’t a good selling point. No one really cares that this is where your kids all grew up. No one cares that this is the home that your Great Grandma lived in. They don’t care that this was your first home and where it all started for you. Buyers might even be so bold to ask if you love it so much, why are you moving? Everyone is living their own dream people…not yours. What they do care about is how the landscaping looks, the fence, the home interior, the design and upkeep. It is not always about being a new build for everyone, it is about being well cared for. Buyers can tell if you loved your home or not. Your home is like body lanquage...it speaks so loudly people can't hear what you are saying.
This is where being in Sales and Marketing sets us head and shoulders above the fray (and you as well Mr or Mrs DYI.) When you might take things personal, we are able to speak to the questions of buyers without defensiveness. When you might be angry at a low-ball offer because you believe in your “Heart of Hearts” that this home is worth SO MUCH MORE…We approach it with a different strategy, market facts. Realtors approach the sale and marketing of your property with a much more objective view yet always holding your desired goals and outcome first and foremost. Once we know why you want to sell, what your goal is and when you want to reach it, then we can focus and enlist our entire team on the process of marketing your home and getting it done. And yes it is a Seller's Market right now but that doesn't mean it is easy.
Whether or not you are in an up market or a down market makes no difference. You must have a marketing plan that works no matter what and you must have people willing to work for you, shift gears if they have to, no excuses.
