So you have made the leap and chose to put your home on the market. You have probably spent days making sure the house is pristine and everything is in its place. Now what comes next with all the showings.
First you want to list your house on a Thursday, the reason for this, is that a lot of buyers start looking for homes they want to see during the weekend on Thursday. Also make sure your agent sets up an open house for that weekend.
Obviously if the house is not occupied it is easier for showings but if you are still living in the house there are a few things I recommend.
Find some activities to do outside of the home for the first few days your home is on the market or maybe even taking a little mini vacation. It will be easier to schedule showings and you want to be as flexible as possible for buyers. Also you do not want to be present during the showings, you want the buyers to view the home in a relaxing way and if you are there, most buyers will feel like they are intruding.
If you have dogs or cats, you will want to remove them from the house for showings. Also another good idea is putting the animal bowls and beds out of sight from the buyers. Make sure that if you do have a cat that has to stay during showings, that your agent lets the buyer’s agent know there is a cat in the house and whether or not it can be let outside.
You want to make sure that you are tidying up when you do come home, therefore, the house will be ready quickly if you have a request for a showing. If you have to leave for work in the morning, make sure beds are made and dishes are done. Maybe even run the vacuum or do a quick sweep, that way if you get any calls for a showing while you are at work, you know the house will be ready.
