What does it mean to list your home?
Does the thought of having buyers walk through your home stress you out already?
You’ve decided to sell your home and have found your favorite Realtor to guide you through the process. Lean on them to help you navigate through each step!
Your agent will review all the paperwork with you in detail prior to signing. The listing process includes signing a contract with your agent to sell your home, reviewing the property details and relevant property information, preparing your home for sale, scheduling the photographer and posting that information to the local MLS (multiple listing service) website.
Keep in mind that buyers love being able to imagine their personal treasures in your home. Decluttering and removing all your personal items allow them to think about where to place the sofa and their favorite heirloom painting. At some point, you must remove all your personal property so it’s best to start packing the moment you decide to list your home for sale.
Be very clear when setting up showing instructions with your Realtor. Do you require buyers to remove their shoes or wear paper booties? Are there any areas that are off-limits? Discussing in detail with your agent exactly how you envision the showings will reduce any surprise visitors or last-minute requests when you’re not ready.
Try to keep everything tidy and put away so that you’re ready to walk out the door at a moment’s notice. Consider making a to-go bag with extra water and snacks. Remember to remove all medications and firearms for each showing or securely lock them up. While Realtors are vigilant with their buyers, it’s best to not allow anyone access to these valuable and confidential items.
Communication is key to a successful listing and showing process. Ask lots of questions and be ready to be flexible so that you can maximize exposure and get top dollar for your home.
