Congratulations! You have decided to sell your home! Now what? There are a few steps you can take before your home hits the market to increase its value and the speed at which it sells. Start by making a checklist. Who doesn't love checking things off of a list????
The following items are what you will need to do to get your home sold:
First things first, find the BEST agent to sell your home. Do some research, checkout agent reviews, websites, social media presence, and most importantly, interview them face-to-face.
Get to know the housing market. Start by taking a look at your market to see how similar homes sold. Look at homes in your neighborhood that sold and are currently listed. This will give you an idea of what you might be able to list your home.
Checkout the DOM (days on market) When you hire a Spokane Realtor, they will be able to help you gather this information and determine a fair market value for your home before listing it.
Declutter and organize your home- if you are ready to move, all your belongings will need to packed up eventually. Clean out closets, get rid of things you don't want to take with you. Decluttering is important- your buyers want to picture themselves in your house. A decluttered home is a cleaner home which is appealing to buyers.
Repaint with light neutral colors- Now that you are done decluttering and packing, it will be much easier to paint and do some home improvements. You may be a bold color lover, but without knowing your buyer's style, the best course of action is to go with neutral colors. Buyers see it as another task to complete on top of the moving process- this can be a complete turn-off. Light neutral colors can give the illusion of more space and with that more value.
While you are re-painting, deep clean the baseboards and look for cracks, breaks, holes in the walls from pictures, and just wear-and-tear.
These small fixes can make your home look significantly better.
Additionally, consider staging your home, clean up your yard, and remember curb appeal sells!
Before listing your home, make sure you have a plan in place for when it sells. Some homes sell days or even weeks after they hit the market, Determine how much time you will need to move out. The last thing you want is to be scrambling between homes.
By following these steps, you can make your home more inviting and potentially increase the value of your home along the way.
