Need to sell your house ASAP? First, be clear on how quick is quick! Quick to you could be one month whereas quick to the Realtor could mean within the first weekend of going live.
Setting the right price is the number one factor in selling quickly. Most buyers search within a price range that they’re comfortable with. They become familiar with the market and with the guidance of a Realtor, they’re able to spot a ‘good deal’ or reasonably priced property. They’re instantly attracted to the price for the location/amenities available.
Up next is curb appeal. Keep up with necessary yard maintenance required for each season. Decorate with potted plants, yard lights or a wreath. Any extra touch will be noted by the buyer, it shows that you care about your overall property.
Clean, clean, clean! Thoroughly clean the entire home. Having a spic and span home that naturally smells clean will leave the buyer with a smile.
Declutter. You’ve decided to sell…start packing now! Buyers need to image their belongings in your home. Having personal items or too much furniture can deter quick sales because buyers judge that it will take much longer to close. Selling quickly can only happen if the house is ready to sell!
Make sure your home is up to code with smoke detectors, carbon monoxide sensors, and seismic straps on the hot water heater. If your buyer needs a loan to purchase your home, most appraisers in Washington state will require all of the above in order to protect the asset.
If you’ve hired a Realtor to sell your home, try to be available as much as possible. We are required to deliver information in a timely manner and sometimes it’s received at odd hours with short deadlines. Respond as quickly as possible for a quicker sale!
Lastly, be responsive and reasonable during the contract phase. Most transactions go smoothly as long as both parties work together.
