Home Features Today's Buyers Want Most

In the Spokane area real estate market, the home features that buyers are looking for most is always changing. As more and more millennials enter the buying market, the landscape for buyer's wants will continue to change. There are some key features that buyers want that can make a huge difference in making your home sale successful! I'm going to give you a top five list for what most buyers are looking for in the Spokane area when searching for a new home. If you're thinking about selling and wondering what your next project should be, then check out this list!


Feature #1: Open Concept Floor Plan
When you think of a modern or updated home that's very attractive to buyers, this is probably the very first thing you think of. So many buyers enjoy this feature, because it allows them to entertain a large group of people flawlessly, it allows them to be present with their family while still preparing a meal, and it gives an airy feel to the home, which is very relaxing and calming for most buyers. Closed off spaces tend to make buyers feel cramped and closed in, which isn't warm and welcoming. So if your home isn't very open, you might want to think about talking with a reputable contractor and also an expert real estate agent to find out what would work best. You want to make sure your layout is actually what buyers want (from the realtor) and you want to know if the work will require structural adjustments, or are more cosmetic in nature (from the contractor).

Feature #2: Updated Kitchen
More and more buyers are falling in love with white kitchens right now! And not just white cabinets. White or light countertops and backsplash have grown in popularity, much for the same reason as open concept floor plans. Open, light kitchens are very serene and calming, and provide a blank canvas for buyers to customize their home. They’re also a great setting for those Instagram worthy foodie pictures, and believe me, more and more buyers are thinking about that now. 


Feature #3: Outdoor Space
In Spokane, we have several months out of the year that are either hot or have weather that's perfect for a fire pit or heaters. Since our area weather is suitable for outdoor living so many months out of the year, with varying temperatures, buyers really seek outdoor living space. This doesn't always mean a sprawling yard, but it does mean having space where a buyer can create an outdoor living area that they love. If you're planning to sell your home in spring through fall, this is an area that you want to have looking incredible. You want buyers to be able to visualize themselves in your yard, hosting friends and family. In the winter, you at least want the yard to be cleaned up, so that a buyer can create an idea about what opportunities their new yard will bring when the winter thaws. 


Feature #4: Central Heating & Air Conditioning
Everyone has a different opinion about the type of heating and cooling, but I can tell you that more often than not, buyers want central heating and cooling in their homes. Especially millennials. HVAC systems are known for being more energy efficient and having a longer life expectancy than other forms of heating and cooling. In fact, many buyers will forego seeing the perfect home for them, because the only missing item is an HVAC system. If a buyer sees that a home has baseboard heating, they don't want to undergo dealing with the expense and conversion of the heating system. On top of that, there is no viable way to effectively and efficiently cool the home, without installing multiple A/C units throughout the home. In Spokane, there are many people who are used to living without air conditioning, but as more and more younger buyers enter the market, they will come to expect central air conditioning. 


Feature #5: Covered Parking
Now I know this feature may be a little harder to achieve if you don't already have it. But it's one of the biggest requests that buyers have in any price range! I said "covered parking" because for some people, carports would suffice. Ideally, buyers want garages. A garage can come in any form, like attached or detached, single car or multi-car, access from the front or back of the home. Any garage will not only increase the value of your home, it also highly increases the desirability of your home in the eyes of buyers. And if you're planning to sell your home in fall or winter, garages become even more desirable because buyers are thinking about having to deal with snow. So if you don't have a garage, and it makes financial sense for you to build one, it's worth doing! You should definitely talk with an expert agent to make sure it'll be worth your investment to build one, if there isn't already one.
