1. Laundry Room
One of the most important things to buyers right now, is having a laundry room. If you don’t already have one, it may be worth investing in adding one to your home. It doesn’t have to be huge; just a separate room that is specifically for laundry. This helps to keep your home looking organized; I think we all know the struggle of having piles of folded laundry on the couch! Its also a plus to have the laundry room on the main or second floor, not in the basement.
2. Energy Efficiency
Another feature that’s important to modern buyers is energy efficiency. This includes appliances, furnaces, water heaters, and windows. A lot of electric and heat companies have rebates available for the installation of energy efficient windows and heat sources, so do some research on that if that’s something that you would like to have done.
3. Hardwood or Vinyl Flooring
Carpet has become less popular in recent years; most buyers want modern hardwoods or vinyl flooring, especially in living rooms and family rooms. If you decide to have new flooring installed, make sure that its good quality and that you have it professionally installed!
4. Updated/Modern Kitchen and Bathrooms
These two rooms are the most important to most buyers. Granite/stone counters, lots of storage space, and modern features will add a lot of appeal. Also be sure to add touches like spa-quality towels and lots of organization, to really make these areas pop!
5. Office Space
With the rise of technology, more and more buyers are working from home either full or part time. This makes having a home office space much more important than it was 10 years ago. The space doesn’t always need to be high-end, just a separate space so that you don’t end up working at the kitchen table (like I do most of the time….)
