So you have decided to list your home. This can be a stressful endeavor as it is so don't give your buyer a reason to walk from the deal. Here are just a few items that will make your buyer run.
Structural Issues- Not knowing there is an issue, only to find there is one later, could lead to a buyer losing trust in you and the property. Make sure your Spokane Realtor is fully aware of all problems. Actually, the best thing to do is just remedy it before listing your home.
Smelly odors- I am all about pets, but not all buyers are like us. AND if there are smells related to pets, this can be a deal-breaker. Air out the house, clean problem areas, and even better... clean the carpet before showings begin. Make your home smells as fresh as possible. Put your best foot forward.
Sloppiness and clutter- Present your home in the best light. Don't leave dirty dishes and laundry out for everyone to see. Declutter your home and pack personal items away. Buyers will understand you are living in the home, but take the time to keep it clean and tidy.
Issues with ownership- Easements can be a nightmare if not resolved before selling. Ensure all of them are clear from the title and with the buyer. The last thing you want is to mislead a buyer. Yikes! Your Realtor in Spokane can help navigate you through this.
Price is WRONG- Even in a Seller's Market, you can't just price your home to whatever you feel. It is so vital to have a Realtor to come in and see your home so they can price it correctly for the market. Don't overprice or inflate it so you can have wiggle room. This is a terrible idea. It may have your home sit longer on the market.
Be sure to address these items before listing your home so you can ensure to keep your buyers throughout the sale and not running from your house.
