Awww... curb appeal or in other words... the frosting! So what exactly is curb appeal? It is the property's overall appearance from the street which includes the age, condition, and design of the property. Home searchers often do a drive-by, either by internet search or in person, to narrow down their potential choices. Curb appeal can be a deal breaker for many buyers. The attention to curb appeal can influence your success as much, if not more than staging your interior and setting your price competitively.
Spring has Sprung! Add Some Spring to your Home!
FSBO is Risky Business
FIRST IMPRESSION= LASTING IMPRESSION--
What is on the inside may be important, just like a book, homes are generally judged by the covers first. Your home's exterior should show pride of ownership, inspire some curiosity, and draw people that pass by to look further. Step out of your, "I love my house and it doesn't need a thing" eye to analyze and improve. Here are few tips to help with the first impression:
*** Clear the clutter from your outdoor spaces. This will give it a sense of order.
*** Add some containers with seasonal flowers or a fresh layer of mulch in flower beds. This is a quick inexpensive way to add some appeal.
Mitigate any sense of danger and create a homey vibe instantly by doing the following:
*** Eliminate any shrub or trees that are in the walkway, may be a walking hazard, or grow to close to the home.
*** Replace the light bulbs in the walkways. Nobody wants to walk in poorly lit areas.
*** Tow away any furniture or broken down vehicles.
A well manicured lawn and attractive landscaping adds to a home value in the buyer's mind and often the bottom line. Even if you don't have the funds to spring for large outdoor updates, being diligent to keep the grass mowed, weeds trimmed back, and trash picked up go towards making a positive impact on your buyers. Add a couple of coats of paint on the deck, replace a broken railing, and swapping out a screen with holes can make all the difference in the world and possibly keep you from getting some low-ball offers.
BEAUTIFY YOUR HOME---
Compare your property to others in the neighborhood or surrounding area. Curb appeal can set your apart from competitors when you highlight the best features of your home and downplay the less attractive qualities.
Bottom line...Make your property stand out among everyone else.
