Now, that you’ve prepped your home for sale and it’s ready to go on the market here are a few of the actions that will most commonly be taken by your listing agent. These are just the basics. Agents come in all shapes and sizes and have a few various ways to accomplish the goal of selling your home. 

 

Take Listing Photos 


Once the home is prepped and staged, it’s ready for its modeling debut. Some agents do listing photos with their own camera or take photos with their cell phone. Sometimes those photos show well but oftentimes they do not. When you work with a good real estate agent to sell your home, you’ll receive free professional photos from a professional photographer as part of their service. Sometimes, it’s nice to do a 3D walkthrough since it can show your home from every possible angle. Homes that have higher price tags and usually a smaller buyer pool can really benefit from this added service. Many buyers who live out of the state or the country like to look at a 3D Walkthrough of your property before they decide to spend their time and money to come tour it in-person i.e California Buyers.

Marketing Your Home to Potential Buyers


After all the pre-marketing foundations are complete your home is ready to go on the market. Your agent will install a “for sale” sign in your yard, deliver flyers, set up a lockbox, and put your home on the multiple listing service. Additionally, you should expect to be placed on the top real estate search site as well as other real estate search sites this will triple your home's exposure to buyers. In a seller's market, your agent may recommend scheduling an open house and setting an offer deadline. Negotiating the Best Deal


If you receive an offer, your agent should start letting the agents and clients who have viewed or are calling on your home aware of it. This is to make sure everyone gets one another chance to make an offer before the contract is accepted, to see if you can get a higher or stronger offer. Then, you and your agent will get together to review each offer and they will find out the strength of the buyer by verifying financing and all terms. After all the information on offer has been verified, your agent will help you negotiate terms on offers to get the best deal. Now that terms of the offer have been accepted, your realtor will guide you through all of the paperwork and steps that happen during the escrow period all the way to successfully closing the home.
