Selling your home in the Winter…Why you CAN!
Are you thinking about selling your home this winter? Are your friends and family telling you to wait until the Spring? It won’t sell as quick in the Winter?
I want to share with you reasons WHY this is not true, and I also have some tips for selling your home during the winter.
IT’S STILL A SELLERS MARKET
The Spokane area market has been in favor of seller’s all year long due to the lower inventory levels available to buyers, and this is still true now, in the Winter months as well. Because of the lower inventory this will still create a great response from buyer’s if a home is priced, and marketed properly. Currently there is only around a one and a half months supply of homes for sale here in Spokane. So, if you are looking to sell it is STILL a fabulous time!
THERE IS A BIG POOL OF BUYERS WAITING!
Because of the lower inventory for homes available for purchase this year, there are many buyer’s that are still looking for their perfect home! These buyer’s are serious, they have their Mortgage pre-approval ready, and they are on the hunt every day! If your home is the right one, they will get their offer in fast! I have several buyer’s I am working with as do other Realtors that are waiting for that perfect home to hit the market!
SOME TIPS WHEN SELLING YOUR HOME THIS WINTER
1. GREET YOUR “GUESTS” WITH A NICE FRONT PORCH
When you have your home for sale, your mind is on to the next home, and most likely packing up, right? Make sure this is not how a potential Buyer is going to feel when they arrive at your home to view it. Place a lovely wreath on the front door, or add some greenery in pots with a bow. This creates such a pleasant and warm first impression and it makes a difference! Buyer's can know if they are interested in your home within 8 seconds of seeing it.
2. LIGHTS ON!
It’s no secret that during the winter months the days are shorter and that means the night comes quicker. So, when realtors are bringing potential buyer’s to see homes after work, it is most likely going to be dark out. There is nothing worse than bringing a buyer to a home when it is cold out and it’s completely dark inside. Then the clients must wait for us to walk around and find the light switches to turn the lights on. If you know that a showing is happening be sure to leave all the lights on and greet your “Guests” as you would for a party…..With the lights on.
3. DRAFT STOPPERS AWAY
Now, obviously these serve a great purpose during the colder winter months, but if these are out it will give a bad impression to a potential buyer. They will begin thinking about and questioning the efficiency of the home and what the heating bill might be. So, I suggest you just remove these quickly before a showing and place them back upon your return.
4. CLEAN ALL THE WINDOWS
This is a natural thought during the spring and summer months for all of us as we prepare our home for a new season, but sometimes in the winter months this can be a less than desirable job to do. I understand this, but if you are selling your home you must still be sure to clean all of your windows inside and out. Windows and light are some of the first things that many buyer’s will notice, and you don’t want to have dirty windows or window sills to distract a buyer. So don’t forget to put this cleaning item on the MUST DO list.
5. DO YOU HAVE A GORGEOUS GARDEN?
Does your home have lovely grounds and garden areas around? If so, I suggest that you pull up a few of your favorite photos that show this off and send them to your Realtor. Ask them to place these in with your professional photos so that a potential buyer can see how lovely this might be in the summer! You can also ask your agent to mention this in the remarks so that buyer’s are aware.
