As you prepare to sell...Don't forget about CURB APPEAL

There are so many things to think about as you prepare to sell your home.  As we head into the busy months and spring with all evidence of winter behind us, I strongly advise that you do take a look at your curb appeal. 

While you’re preparing to sell your home, curb appeal should be a priority now that we are out of the winter months. When someone is walking by or coming to your open house, the outside of your home is the first thing they will see. If there is no curb appeal, potential buyers may not have that "WOW" factor initially, and worst case, may never even set foot in your home.

So, be sure you are not ignoring your home’s outdoor appearance, consider making some budget-friendly changes that can add appeal to your home without breaking the bank. 

1. Landscape Your Walkway

It is always a great idea to create a smooth transition from the street to your front door if possible. Clean your walkway, sweeping up any pebbles or broken off concrete pieces that may have happened over the winter months so that it is nice and fresh. After that, a good idea for landscaping can be to create groupings of mid-size shrubby and florals close to the road and by your front door as well. Visit your local nursery and grab up some new florals for your outdoor living space and it will make a great first impression.

2. Hang a Wreath

Adding a wreath to your front door is a simple way to make your home look more welcoming. Consider a DIY wreath that is easy to create and cost-friendly. You can find so many options at various stores, I always love visiting Trader Joe's for fresh florals to add to my home.

3. Treat Your Lawn Better

Consistent upkeep is the best way to save money when it comes to your front lawn. You should apply a weed-and-feed treatment to your lawn as often as needed to supply the necessary nutrients while also killing off any weeds. Be sure to provide proper maintenance to your lawn mower and keep your mower blade sharp.

If you are not in your home as you prepare to list, talk to your broker about other options. Perhaps you can arrange for a neighbor to care for your lawn during the listing process so that the best first impression is there!

4. Add Porch Appeal

If you have a front porch, add an affordable outdoor furniture set. This can create an inviting space that will make potential buyers want to try it out! Put a little planter near by, and a little table that you can sit at and visit. This will add an instant cozy area for potential buyer's to appreciate before even entering your home.

5. Consider Color Accents

If your door or shutters need a fresh paint job, consider finding an accent color that will help your house pop. It doesn’t have to be extreme, just enough to catch the eye of a potential buyer. Be sure to test your paint color alongside your siding or brick before fully committing.

This will also ensure that they look fresh and clean vs. needing to be updated and painted in the near future.

6. Restore Your Driveway

Your driveway can be a major eyesore if it isn’t taken care of. This may not be necessary to fix on all listings, but sometimes it could make a difference. Be sure to ask your listing agent for their guidance on this one. If you do decide to do some repairs, be sure to fill any holes or cracks in your asphalt and apply a fresh sealer. A driveway that looks new is sure to help your curb appeal.

7. Power Wash Your Home

Sometimes, all your home needs is a good cleaning. If you don’t own power washer, rent one from your local home improvement store and take a weekend to power wash your entire exterior. Even if your home is relatively new, a deep cleaning can make it look like a new build.

I always advise my sellers to have me over in order to determine the market value of your home, but also to take the opportunity to assess what home maintenance or added touches could help make the best impact as we get closer to listing your home for sale.
