You and your family have decided it is time to move on.  You have decided to list it with your trusted agent. Whether you are upsizing, downsizing, or relocating, you want to make sure you are prepared with everything you will need to make this as smooth of a transaction as possible.  There are steps you need to take to be sure you are ready for the process when the time arrives. With home inventories at historically low figures, you need to be prepared for a speedy transaction!! ????


Before you list your house it is desirable to work with your agent to discover how much you will net from the sale in different scenarios.  A preliminary report will be prepared from the title company to show the outstanding debts and other items. Some of the items that could appear on your title will need to be addressed before you are able to go any further.  This is the perfect time to catch any oddities present on the title that will delay closing down the road. These things can be associated with a divorce, death, child support or alimony etc. Gather current amounts of what you owe on your mortgage, any second mortgages, liens, or other debts that are attached to your house.  If these numbers are accounted for now, they will most likely not hold you up at a pivotal time of the transaction. Also, this will help avoid any unfortunate surprises when you are at the closing table. Imaging a buyer presenting a dream offer that has a quick close time and you cannot proceed because you have a cloud on your title.  By preparing and performing a small amount of research you can avoid this negative circumstance. ????


An equally important step is to make sure all deferred maintenance and safety issues are addressed before any buyer walks through your home.  ?????? If you were planning on repainting anything or cleaning your carpets it is highly recommended to so so ahead of time. If you list your home and cannot accommodate buyer appointments due to the fact that the painters or cleaners are present it is a huge turn-off.  ??????


In our present market, a home sale can happen in a flash.  Many people get caught up in the final stages and forget to prepare for the actual selling process. Take steps to be prepared for the sale of your home and in doing so you could help make yourself the most money.
